Capital Modification Services

A loan modification is when the lender modifies your current mortgage in order to work with you because of a hardship. The purpose is to help make your loan more affordable. Usually it is in the form of a rate reduction, term modification, or temporary rate reduction. In the past this was only used when a borrower was delinquent and suffered a hardship such as a divorce, job loss, illness etc. However the mortgage crisis has widened and it has become less costly for a bank to modify than it would be to foreclose on homeowners.

Now borrowers can obtain mortgage help from their lender for unaffordable rate adjustments on adjustable rate mortgages. The earlier you get started, the better your chances are of negotiating a fixed rate and a payment that you can manage.

If you can afford your home and not just your overpriced loan, then you may be eligible for a loan modification. Lenders are very busy with desperate homeowners trying to save their homes from foreclosure. Unfortunately they do not have the man power or the capabilities to save everyone, and even more disturbing is that without solid modification professionals to negotiate on your behalf, you may not even be approved for a loan that you are eligible for and deserve. Many people are simply getting lost in the system and suffering an unnecessary foreclosure when they could have worked out a modification with their lender. Our job is to make sure that doesn't happen because to us you are not a number but a person who needs an advocate to negotiate on your behalf.

We can help and will always be available to you in your time of need. Dennis V.
